另外補充一下，資料篩選邏輯是：預售屋、總面積 20-70 坪、2 樓以上、排除特殊交易
跟我之前做的成屋資料圖表，用的條件一樣
如果有不合理的地方可以留言一下，我再看怎樣修改、重新製作圖表
然後實價登錄系統的資料 delay 很嚴重 所以我先用已公布的資料 做到 2024 第三季
（等到今年4月份會再做 2024 第四季的 這樣比較不失真）
